Who is Responsible for Repairs?

General
As your Landlord, we have a legal duty to carry out certain repairs. Legislative changes will mean that the responsibility for specific repairs will change from time-to-time. We also understand that as time passes, normal wear and tear will occur to your accommodation.

However, should your accommodation need repaired due to willful damage or neglect, it is expected of you to carry out the necessary repairs. In such circumstances, we may serve a notice for the repair, which will be inspected to ensure that the work is carried out to the correct standard.

In some cases we may carry out the repair on your behalf and then charge you for the work.
There may be occasions when we will carry out a repair for which we are not responsible. This will usually depend on particular circumstances and are known as discretionary repairs. They may be carried out after approval by the Area Housing Manager.

The sections below give advice on which repairs are our responsibility, and which are yours. If you still have a query about who is responsible for a specific repair, please ask your Estates Officer.

Tenant Responsibilities
You are responsible for keeping your accommodation in a reasonable condition and attempting to repair minor faults. If you carry out improvements to your property with the Fold’s permission, you may be entitled to compensation at the end of your tenure.

Note: You are expected to take reasonable precautions to prevent damage to the accommodation by fire, frost, burst pipes or blocked drains and sinks.

We rely on you to report faults promptly and to provide access for inspection so that the repair can be completed as soon as possible.

Fold's Responsibilities
We are required to keep your accommodation, both internal and external, in good repair.

We also undertake to keep in good repair and proper working order, installations for the supply of water, gas and electricity.

We also maintain the communal areas within apartment blocks, these include: entrances, corridors, stairways, lifts, refuse rooms and any other common parts in reasonable repair.
